A land verification is only worth as much as the person conducting it and the registers they actually consult. This page describes both, with nothing left vague.
Land expert, head of verifications
Mr Faye personally conducts TitreX verifications at the Land Registry (Conservation Foncière) and the cadastral services in Dakar. Every file is consolidated by hand: no algorithm ever produces a conclusion about a title.
Land in Senegal is often negotiated for tens of millions of FCFA. A double sale, a forged deed, or an unsettled inheritance can cost you that entire amount. A professional verification, on the other hand, costs only a fraction of that investment and can save you from losing it all.
Your first and last name, phone, email and the region of the land. If you have a photo of the document or its number, add them: otherwise leave it blank, it's not a blocker. Two minutes is enough, and you immediately receive your case number by email.
They explain what will be checked, give you the exact price for your land and answer your questions. You then decide whether to go ahead: nothing is committed or paid before your approval.
They travel to the site and consult the Land Registry: document authenticity, identity of the real owner, disputes, mortgages, unsettled inheritance, flood-prone or non-buildable zone.

Municipal attribution deed. High risk of expropriation if not registered with the State.
Informal neighborhood document, no notary. Zero legal value on registered land. Avoid.
